A North Texas buyer's timeline
What actually happens between the first call and the keys — and where people lose weeks.
Most well-qualified buyers in Collin and Denton County are not limited by desire. They are limited by sequence. The order you do things in — lender, tour plan, offer posture — decides whether you look decisive or late.
Week one is not for touring. It is for a pre-approval that names a real number, a conversation about commute and schools that is more honest than a map pin, and a short list of pockets — not fifty saved listings. We would rather you see eight right houses than thirty almosts.
When we tour, we tour like owners. Time of day matters. Noise matters. What backs the lot matters. In this market, the second showing is often the offer showing, so the first one has to count.
Offers here are still a mix of option periods, appraisal gaps, and seller-held notes on new construction. We will tell you when to be warm and when to be quiet. The goal is not to 'win' a house you will resent. It is to land the one you can live in.
