How to read an HOA before you love the house
Dues are the easy part. Use, rental rules, and the reserve study are the conversation.
North Texas master-planned living is built on HOAs. Some are light and useful. Some are a second government. You want to know which one you are joining before you are emotionally committed to a kitchen.
We look at: monthly and special assessments, what the dues actually cover, rental caps, architectural rules, and whether the amenities you are paying for are the ones you will use. A resort pool is not a feature if you wanted a quiet street.
Ask for the reserve study. A pretty clubhouse with a thin reserve is a future special assessment. That is not a reason to walk — it is a reason to price it.
If a community's rules would make you slightly unhappy on day one, they will make you very unhappy in year three. We would rather lose a house than win you a conflict.
